    Are you ready to put your home on the market?

    Many people start by cleaning out the closet and start looking for a way to increase their home value. There’s a catch, though. It’s not always about aesthetics or that weekend do-it-yourself repair job.

    Did you know the value of your home is also affected by the home improvement projects your neighbors make to their homes? That’s right; it may be worth speaking to your neighbors to find out what home or yard improvements they have made in the last year.

    It makes your job even harder: design updates that will attract homebuyers, making them see themselves in your home. And, repairs that will increase the overall value of your home, getting you more for your mortgage payoff.

    Depending on your time and resources, here are projects to consider:

    1. Biggest returns are seen on bathroom and kitchen updates. For bathrooms, look at the tile or plumbing fixtures. The same for kitchens- look at plumbing, light fixtures, and energy-efficient appliances.
    2. Think of the outer edges. Replace siding, look at the roof, and inspect the foundation. If there’s a large repair you’re not up to, are you ready to negotiate the price with your homebuyer?
    3. Home Repair Maintenance. Start by looking at just one room and look at what individual repairs that rooms needs. A fresh coat of paint? Drywall repair? Individual repairs may not feel important, but they add up.
    4. Step outside. Is the grass wilting in the summer sun? Or is ivy overtaking your oak tree? Spending time outside will give your buying the best first impression. Start with planting a tree, adding fresh flowers to the porch, which will burst your curb appeal.
    5. People looking at your home don’t want to see your things. They want to picture their things. It’s time to get rid of the clutter or hire a professional organizer to stage your home.

    First and foremost, let your home shine. Showcase the best aspects of your home; create more space and open the windows.
